When our clients first met us on site they asked for a modern family home that felt effortless to live in and easy to maintain. Privacy, shade, and generous outdoor space were at the top of the brief. The plot was compact with tight setbacks, so we looked for a simple gesture that could solve a lot of needs at once. The answer became the continuous frame that wraps both floors. It softens the massing, creates deep overhangs for shade, and ties balconies, walkways, and terraces into one calm silhouette. Within that frame we placed quiet white volumes and tall, recessed openings to control sun and capture breezes. We walked the site with the clients at different times of day, then rotated the living areas to face the garden and positioned service spaces to shield the house from the harsh west light.

Inside, the ground floor is one long, flexible space that slides open to the pool court for weekend gatherings. Upstairs, bedrooms share a family lounge and each has a shaded balcony for morning coffee. The palette is deliberately modest: textured render, warm bronze accents, and durable finishes the clients helped select from full-size mockups. Passive moves do the heavy lifting: deep eaves, insulated walls, low-e glazing, cross-ventilation, and landscape irrigation prepared for greywater.
